James Coakley began his self-storage career in 1999 with Manhattan Mini Storage as an operations manager gaining expertise in several core areas of the self storage business including; revenue management, facility audits, performance analysis, facility design & layout, and management team development.

James later joined United Stor-All Centers in 2005 as a member of the real estate team with responsibility for development and acquisition of self storage properties in NJ, NY, CT and PA. In that role, he had responsibility for all pre-development activities including site selection, market feasibility studies, zoning analysis, and contract negotiations..

In 2009, James joined the Cayre Equities Group as President with responsibility for the overall operation of the real estate portfolio including Treasure Island Storage, a self storage portfolio consisting of nearly two million square feet and fifteen sites in NY & NJ.

James is the 2021 Chairman of the NY Self Storage Association, and past President of the NJ Self Storage Association having played an active role amending the NJ State Lien Law that successfully passed the State Legislature in March 2014.

James holds a BS degree in Management & Economics from Clemson University, and an MBA from Monmouth University.
